New Developments in Sotogrande: From Village Verde to Ribera del Astra

New developments in Sotogrande are the question we get asked most often: what’s actually being built right now, and is any of it worth waiting for? New-build activity here has been steady for years, but right now it’s the busiest we’ve seen it.
This article covers multi-unit developments only. These are projects where a developer builds several homes together, whether apartments, townhouses or a small collection of villas. One-off villas, whether built privately or by a developer, are a different market, and a different conversation.
Under Construction or Selling Now
Village Verde, La Reserva

Within La Reserva Club, Village Verde has been one of the defining projects of the last few years. It comprises 124 residences, including apartments and Sky Villas: 2, 3 and 4-bedroom homes from 181 to 524 square metres.
Every home has underfloor heating, Aerotherm air-conditioning and dual-aspect or wrap-around terraces. Ground-floor homes come with private gardens, and the penthouses have generous roof terraces. Residents share a main pool, a children’s pool, a 25-metre indoor pool, a gym, a spa, a BBQ area and a croquet field.
Most of the development has sold. A handful of units remain, including two five-bedroom Sky Villas. These are duplex penthouses across two floors, with panoramic views over the coastline, the Andalusian hills and La Reserva Club’s golf course. Each has its own fitness area or home office space.
A third phase is planned: 15 villas beside the lake, facing the golf course.
Las Villas de los Álamos, La Reserva

Developed by ACCIONA in La Reserva, Las Villas de los Álamos is a 49-home project designed by the Torras y Sierra studio. It combines modern Mediterranean architecture with BREEAM-certified sustainable building.
There are three home types:
- 19 Patio Homes with three en-suite bedrooms
- 24 semi-detached Garden Homes, each with a private pool
- 6 detached villas with four en-suite bedrooms and their own pools
Every home includes underfloor heating, air conditioning and home automation. Residents have a tennis and padel court, gym, outdoor pool, spa and beach club, within a gated community with 24-hour security and a concierge.
Prices have ranged from around €997,000 for the smaller homes to €1.58 million for the larger 4-bedroom villas, with some properties reaching €3 million. Construction is underway, with completion expected in March 2028.
14 Homes, next to Valderrama

In the centre of Sotogrande, right next to the Real Club de Golf Valderrama, 14 Homes is a smaller, more intimate project. It has 14 terraced villas with 4 or 5 bedrooms over two levels, each with a rooftop terrace, private pool and garden.
The community is gated, with 24-hour surveillance and concierge service. The design is modern and built to a high energy rating. Several villas offer options such as an outdoor kitchen and a bioclimatic pergola.
Construction is underway, with delivery expected in 2027.
On the Horizon
A few more projects are being talked about right now. None of them has started construction, and whether they go ahead as planned will depend on a number of factors.
Ribera del Astra, Sotogrande Marina
Ribera del Astra is a new project planned for the Marina, and one of the smallest the area has seen: just 15 apartments at the very top end of the market. The name continues the “Ribera del…” tradition behind some of the Marina’s most sought-after addresses.
The site is in the port, a few steps from our office, so we’re following this one closely. Layouts, pricing and timing aren’t public yet. If you’d like to hear about Ribera del Astra as soon as they are, get in touch and we’ll keep you posted.
El Encinar
The El Encinar land, owned by Metrovacesa, has recently been put up for sale. What will eventually be built there isn’t confirmed.
A new villa project by La Reserva Beach
Close to La Reserva Beach and its lagoon, a project of 41 villas facing the water is planned. It’s at an early stage and doesn’t have a final name yet.
